Land Development Researcher

We are a UK-based property business (ARJ Property Hub), focused on land promotion—working with landowners to gain planning permission and sell land for residential development. Our aim is to help landowners unlock hidden value while building our experience toward becoming full-scale developers.
We are looking for a proactive, detail-oriented VA to support us in finding and tracking land opportunities across the UK (starting with the West Midlands).

Key Responsibilities
- Research potential development sites using Google Maps (residential gaps, large gardens, infill plots, corner sites).
-Track lapsed and current planning applications on local council planning portals.
-Monitor auction sites weekly and note unsold or underutilised land lots.
-Find properties on Rightmove/Zoopla with large gardens or development potential.
-Enter all opportunities into a centralised Google Sheet CRM with clear notes.

Skills Required
-Strong English reading and writing ability
-Google Maps, and spreadsheet navigation
-Ability to work independently and spot patterns/opportunities
-Familiarity with property sites like Rightmove, Zoopla, Auction House, etc.
-Reliable and detail-oriented
-Experience in UK property research (preferred, not essential)
